Rent, Terms & Conditions 2014 - 2015 Academic Year

Rates apply to:

  • JBs Student Residence, Lad Lane Apartments, Dublin 2
  • Herberton Student Residence, South Circular Road, Dublin 8
  • Individual Houses and Apartment, Dublin 2, 5 and 6

Rates per Week (Above rates broken down by week for comparison)

Room share: €135 per person per week
Single rooms: €250 per week

(Household bills including taxes amount to €17 per student per week – this will be deducted from deposits. In addition Electricity and Heat will be charged at cost and deducted from your deposit at the end of your stay. See Utilities below for details.)

Deposit:   €950
(The €200 above fee will become part of this deposit. It is not an additional charge.)


RENTAL SCHEDULE:

Rent for the full term is payable in advance. Rent may be paid in one or two instalments.

  • 1st payment - prior to or upon moving in per agreement with Chubb Properties.
  • 2nd payment - due 6 weeks prior to the beginning of the second term.
  • €100 reduction if 1st and 2nd term payment are made prior to moving in. This applies for Full Academic Year students only!
  • Accommodation may be reserved by a booking fee of €200 - the balance may be paid with room fee.
  • Occupants must pay a deposit of €950 for the full academic year and €500 for 1 semester. The €200 booking fee will become part of this deposit. It is not an additional charge. See Terms & Conditions below.

REFUNDS

  • Any CAO applicants must pay a booking deposit of €200 to hold accommodation. Should applicants not receive the required college place, the deposit will be refunded less an administration fee of €50 once we are notified in writing or by email within 3 working days of the the first round offer. Please note that the student must produce their CAO offer and that under no circumstances will refunds be issued after the 3 working day guideline of 1st round CAO offers.

SUPPLIED:

  • High quality accommodation in good locations
  • Provision of household utensils and crockery
  • Organised social outings and get togethers
  • Management of any problems that may arise pertaining to accommodation
  • Access to 24 hour attendant
  • All taxes included

UTILITIES INCLUDE: €17 per person per week (This cost will be deducted from your deposit)

  • Final clean of apartments - see terms and conditions
  • All Taxes

In addition to above Electricity and Heat will be charged at cost and deducted from your deposit at the end of your stay.

TERMS & CONDITIONS

  • Any online bookings must be approved and will be confirmed on receipt of the booking deposit of €200.

  • Accommodation may be reserved by a booking fee of €200 – This can be paid by Cheque, credit card, bank transfer or our Online Booking System.

  • In total a deposit of €950 is required for full college term or €500 for 1 semester. The €200 above fee will become part of this deposit. It is not an additional charge. Utilities will be deducted from this deposit and the remainder will be returned within six weeks of end of contract.

  • Any CAO applicants must pay a booking deposit of €200 to hold accommodation.   • For JBs Dublin Student residence and Individual housing, applicants may apply for one term only, that is, Fall Semester or Spring semester or both. For Herberton Student Residence applications are accepted for full academic year only.

  • We will endeavour to provide you with your accommodation preferences however we do not guarantee who your room mates will be.

  • Rent is payable in two installments for the full academic year. First Payment is due prior to or on arrival as agreed in advance with Chubb Properties. The second payment is due 6 weeks prior to the start of the second term. If payment has not been made prior to these dates Chubb Properties reserve the right to terminate the lease agreement.

  • If payment is made by Bank transfer, all foreign exchange banking and 3rd party charges resulting will be the responsibility of the student.

  • Household bills including taxes amount to €10 per student per week – this will be deducted from deposits. In addition Electricity and Heat will be charged at cost and deducted from your deposit at the end of your stay. See Utilities above for details.

  • Any student that takes up an offer of residence and subsequently leaves will not be refunded the deposit. Their balance of the rent will be refunded as soon as the room is re-let to another student. However Chubb Properties cannot guarantee that rooms vacated mid-term will be filled.

  • Any student that is in a twin room must be aware that Chubb Properties can refill a space should it become vacated.

  • Chubb Properties reserve the right to move students to another apartment within the building. Please note that this is not a normal occurrence and will only be done if Chubb Properties feel it is absolutely necessary.

  • There is a no noise policy from 12 midnight to 7am and any excessive noise must be kept to a minimum at all times as you are leaving in a residential area. All guests must vacate the apartment at 12 midnight and please be advised that parties are not allowed. Residents are responsible for the actions and behaviour of any guests in their apartments.

  • Insurance cover for personal belongings is not covered in the rental agreement.

  • Apartments are fully furnished with household utensils and crockery.

  • Student are responsible for their own TV Licence.

  • Chubb Properties reserve the right to terminate a lease with notice in the event that the tenant breaches any of the terms and conditions.

  • Deposits will be refunded after the last person has left the apartment at the end of the term and when inspections have been completed. Tenants are responsible for the upkeep of the apartment and must ensure that it is left in the condition they received the apartment. If apartments are not left in a clean and tidy condition and require additional cleaning, this cleaning will be charged from Deposit. Inspections may be carried out during the year.
